At the annual member meeting held on February 29, 2020, the membership voted:
- Not to further pursue the 55-plus proposal studied by the Board as requested by the membership at the 2019 annual member meeting. No further action on 55+ is contemplated. Other means of ensuring continuity of the current community culture will be examined by the Board, but not 55+.
- Authorized the Board of Directors to pursue contract compliance and good workmanship as it relates to a particular contractor hired to make repairs after Hurricane Irma. Complaints include unfinished or improperly finished work. Authorization granted includes pursuing legal remedies if necessary.
- Not to set any specific reserve accounts at this time. The Board was directed to prioritize large predictable future expenses and develop cost estimates for such maintenance and repair items. The Board will report on their findings at the 2021 annual member meeting, at which time the membership will be asked to adopt or reject one or more of the Board’s recommendations for specific reserve account funding as part of future annual dues assessments.
Congratulations to the newly-elected Board of Directors, who took office upon election at the annual meeting of members held on February 29, 2020. The new directors are Les Wabnitz, Marie Kruse, Ken Brownlee, Mabel Fieler and Joe Thomas. Your members appreciate your service.
Candidates for the Board of Directors election held during the annual meeting of members on February 29, 2020 (Saturday, 1:00 p.m. Clubhouse) have been asked to submit some background information. The candidate information received will be available in hardcopy at the annual member meeting. (Personally identifiable information is not posted to this web site since this is a ‘public’ site.)

You may review the actual drafted language that could be used to implement a 55 plus community in the event the owners wish to make that change. This is a topic for the annual meeting of members on 2/29/2020. If that group favors the adoption of a 55 plus community, that would trigger the mailing of ballots to all owners of all 70 units. Passage requires an affirmative vote of at least 75% of all units. Implementation also requires that at least 80% of all units be occupied by at least one person who is at least 55 years of age. Please note the age requirement applies to occupancy, not ownership. This amendment has been drafted and will be presented to owners in response to the direction given the Board at the 2019 annual members meeting to provide specifics for consideration, following an extensive study done by a committee of non-Board members. The Board has not itself taken a position for or against the amendment; each owner will decide what is best for that owner.
A Renters Form has been posted to the “About Us” page under the heading ‘Other Documents’ for use by landlord-owners and return to the HOA.
ANNUAL MEMBER MEETING WORKSHOP: Have questions or just curious? Member Bob Hagness will be hosting an informal afternoon “workshop” on issues related to an annual member meeting for those less familiar with the process, to be held on Thursday, February 27th, at 1:30 p.m. at the Clubhouse. All are welcome to attend the workshop.
